Complaints Procedure

We try to do everything we can to ensure our clients are happy but should the unforeseen happen and you wish to make a complaint we have a robust complaints procedure.

How do I report a Problem?

Edge can be contacted by phone or email. If the problem is urgent and out of office hours the same office telephone number (0161 945 6919) may be used to handle your emergency. Alternatively use the contact form on our website.

What does Building Insurance cover?

Many residents are confused by where building insurance stops and Home content insurance begins. As a guideline the answer is if you could pick up your apartment and turn it upside down then everything which falls out is home content.  For example if carpet is glued down it is part of the building insurance but if it is secured by gripper rods than it is considered home content. If you have any doubts or queries please call Edge and we will confirm the position on any specific items.

It is important to check the content of your lease to establish responsibility for your apartment windows and entrance door.

Why do I pay building insurance?

Most leases provide it is the responsibility of the management company to ensure adequate  insurance for the buildings and estate of the development. Please note if building insurance is covered through the management company you do not need separate building insurance but you will require home content insurance.

If you have to make a claim on your building insurance through the management company Edge PMC will assist you at no cost.

How is the amount of service charge calculated?

Prior to the start of each financial year Edge PMC will submit a budget  based on the estimate to manage the development for the current year and a contribution to cyclical fund for future years to cover long term commitment within the lease eg. replacement of carpets every five years. However the final decision for approving the budget lies with the Directors of the management company and not with Edge who act purely as an agent for the company.

Why do we have to pay service charge?

The lease provides for the services mentioned above through the collection of service charge allowing all Leaseholders pay their proportion.

Is EDGE my Management Company?

No, Edge acts as an agent which has been appoint by your management company or Freeholder to act on their behalf in administering the duties of the company as provided within your lease.

Why is it best to appoint a managing agent?

When purchasing a leasehold property you assume the responsibilities of the lease. This will mean each leaseholder will need to comply with requirements for the smooth running of the development including insurance, maintenance of services including but not specific, intercoms, internal and external lighting, lifts, water pumps, gardens, window cleaning, decorating, carpeting, statutory requirements  of accounts, H &S and risk assessments and long term budgeting. In most cases these are best handled by a professionally trained property manager.
