The Quadrant – Rob Owen, Director The Quadrant had been managed for several years from new by CPM/RMG. The Directors had become increasingly concerned that the management service was not up to the standard we required. Examples include recurring site issues and bills, lack of planning and budgeting for regular maintenance and projects, poor quality control of work done on site, frequent change of account manager, lack of visibility and clarity of how the management charges were being spent. In addition, the budget to fund new works seemed to be running out. In 2008 the Directors started a search for an alternative management company and, having reviewed and interviewed several, chose Edge. Reasons for our selection include their interest shown in establishing a working relationship with the Directors through an extensive initial dialogue, setting realistic management charges based on forecast maintenance and planned projects, and providing references from satisfied clients. Edges’s professionalism and approachability throughout the negotiations were very reassuring. We also liked the fact that Edge was comparatively small, but nonetheless very experienced, and came across as extremely focused on delivering a service designed for retention of satisfied clients. In early 2009 we changed from CPM/RMG to Edge and our confidence in their ability to deliver the service we wanted has only increased.   • Well-priced management charges – good value for the high quality of service delivered
  • Quadrant service charges are realistic, reasonable and linked to  agreed budgets for both regular maintenance and future projects
  • Edge is very proactive – costs are anticipated, budgeted and agreed with Directors in advance, Edge is focused on avoiding problems wherever possible, not just resolving them
  • High level of quality – maintenance work and projects of all sizes are planned and managed to high standards of quality control
  • Effective service to tenants & owners - the overall service Edge delivers is aimed at managing costs, minimising site issues and preserving long term property values
  • Good visibility, reporting and communication – budgets, accounts and reports are produced regularly and on time; meetings with the Directors are held regularly at convenient times
  • Effective supplier management – Edge negotiates good prices at the right level of quality for contracted services
  • Edge’s debt management process has reduced outstanding debts and this is no longer the serious area of financial risk it was with CPM/RMG
  • The relationship with Edge is more than just a contract – Edge are always available if needed (the management is now so good we don’t need to call them, but it’s reassuring to know we could)
